How to Connect with a Buyer for Your Home. Directly.

Do you want to know the best way to connect with a buyer for your home? Directly?

Without having to hire an agent?

Would you like to know how to rewrite the rules in your favor by knowing something you can do when you are interested in selling your home that is an illegal and unethical tactic for agents and agencies to practice, but entirely within your rights as a HomeOwner of the Information Age?

It’s so incredibly simple, you’ll wonder why you didn’t think of it first! 🙂

First, let me tell you a little bit about the evolution of real estate as an industry…

A long time ago, when we were spread out all over the countryside without electricity/phones/indoor plumbing/daily news, there used to be a guy in town who had the gift of ‘gab’, connections at the courthouse, & that made it his business to know who had an interest in selling their property in the near future. This character became the storehouse & broker of this information, who would execute a contract with folks that didn’t have the time or the resources to market their property, and that would generate all of the necessary media required to promote the property to all ‘willing & able’ buyers. After a successful sale, the broker who represented the Seller would receive all of the agreed upon commission from the proceeds of the sale…

Then, the State recognized that these individuals may need some training, accountability, regulation & professional license to be able to properly protect the property owner’s interest in a fiduciary relationship…

Then a whole bunch of other folks in the community got a license, had agreements with their customers & clients that trusted them to that end, & they all had to figure out how they were going to get paid for their services…

Then came the convention of the local Boards & MLS (Multiple Listing Service) as a publication platform for the properties & cooperative fees…

Then ‘pocket listings’, when savvy, broker-types would execute either a verbal or written agreement with Sellers to find them a Buyer by unconventional means that may, or may not, be in the client’s best interests …

Then ‘Clear Cooperation’ policies, which enacted regulations on agencies to publish every property the same way on the same day. That may, or may not, be in the client’s best interest…

Bureaucracy, laws, ethics, policies, procedures… many of which are designed to keep the peace between the ‘cooperating’ agencies that are all fighting for a 6% piece of your pie!

And, all that you want is to sell your house!

Preferably, at the best time for you & your family. To the ‘highest & best’ Buyer. For the most money with the least amount of stress!

In between these definitive epochs of change came certain advances in technology that grew out of the World Wide Web of Information called the Internet. Public information databases to personal publication platforms to syndicated search sites to social media platforms. All of these advances have allowed for and empowered the average consumer to transform themselves into an extra-ordinary producer. Produce content, publish, & promote.

Fast-forward to today:

The best way for the HomeOwner of the Information Age to attract the ‘highest and best’ Buyer directly is to Self-Promote.

Remember the character from ‘back in the day’ who had the knowledge, resources, & confidence to promote a community’s properties for sale?

That is YOU.

This is YOUR HOUSE.

NO ONE knows it as well as you, & there is no one more capable of representing it to the public than you.

All that you need to do is as follows:

1. Make a decision. It starts with a thought that may sound something like this, “ I will sell this home on my own.”. The ‘why’ is nobody’s business, unless you should choose to disclose your particular motivation.

2. Make a declaration. What it is, when, & how much.

3. You are the ‘who’. Tell folks WHO YOU ARE and how to get in touch with you.

In your offering, whether it is a sign in your yard, a posting on Zillow, or a flyer that you hand out at the office Christmas Party, make sure that people know who you are and how to get in touch with you.

While the average consumer is continuing to make more and more purchasing decisions by the ‘click’ of the blue button, people that are dealing with selling or buying a home have a natural predisposition to added levels of anonymity & security.

Now, let’s get into some effective application tactics.

You have decided to place your home For Sale By Owner on Zillow. You have written up a description in your best Agent-ese that goes a little something like this:

“Adorable, move-in ready, well-maintained, all brick 3/2/2 in a family-friendly neighborhood…”

STOP IT!

People don’t read much anymore.

If they did, there is nothing in that introduction to the property that will help them make a purchasing decision, & the FIRST thing that they need to ‘buy’ is YOU. Make a proper introduction and let the human on the other end of your narrative know that you are a human. That owns the property. That knows more about the property than anyone else on the planet. That is relatively harmless & has an interesting story going on. That would enjoy engaging in a mutually beneficial relationship.

That has a phone number!

Personalize your offer and listing.

Consider the following alternative narrative:

“Hello! My name is Rock Florida (479.200.4718), & I am the owner of this home.

I have lived here for 14 years, & I am the best source of information about the property.

If you are interested, give me a quick call and I will gladly send you the complete due diligence folder on the property.

*New Paint. Flooring, & Roof

*Pre-Inspected

*Improved & Exemplary energy-efficiency

*Immaculately maintained….”

Of the two provided examples, with which one would you be more likely to connect?

Which of them provides you with what you need to do so?

As a HomeOwner of the Information Age that is selling their home For Sale By Owner, your mission in marketing your property is to attempt to attract a Prospective Buyer into a conversation. In the industry vernacular, you are to generate a ‘lead’. Which may, with proper care and nurturing, turn into a relationship. Which then, in turn, may culminate in an engagement via sales contract towards a successful marriage via closing.

Agents and agencies are precluded by law from practicing this tactic, and Zillow isn’t privy to allowing it either, as it offsets their livelihood which is generated primarily by selling the ‘leads’ & advertising to competing brokerages. The entirety of the industry is aligning more and more to giving competing brokerages a level playing field of ‘clear cooperation’ with the stated intent of protecting the consumer. Who has been trained to make their first ‘purchasing decision’ by clicking on the blue button. Who will then have their contact information sent to the highest bidder. Who will then receive a litany of automated text/emails/robocalls. Who will then be receiving a pitch about how this agent is the best representative for your needs in acquiring information. Now, sign here, & I’ll find out what I can about the property that you were interested in. Maybe…

In my years of developing alternative processes, platforms & systems of selling homes, I have determined and proven that you don’t need to plug your listing into the MLS and have 1000’s of people looking at your property to achieve the most profitable/least stressful sale. The fact will always remain that you just need ONE Buyer.

In properly defending your home equity from all enemies/agents, foreign & domestic, your first job is to become an army of ONE. Sometimes you just need to mention it to your neighbor in the right way at the right time.

Just make sure that they have your number!
